These regeneration projects are attracting young professionals to experience city living at levels that have never been seen before.
The first building to be ready is HU1 at Essex House on Manor Street. This has been renovated from a ten-storey office block to a high-spec residential apartment building which includes a concierge, cinema, gym, gaming room, ultrafast broadband, balconies and roof terraces.
The second building is Liberty House on Liberty Lane which is being converted into twenty-five apartments for sale, featuring the same specification as Essex House.
The largest project is the much-anticipated Police Station in Queens Gardens which has been completely stripped back to a concrete frame and will be turned into ninety-four apartments, including twenty-one duplex penthouses.
Jason Coleman, managing director of Iguana Developments, has invested in property in the area since 1993, growing his portfolio to 230 tenants who live in high-end shared houses and corporate quality apartments, for graduates and young professionals.
The new company, Iguana Developments represents a major step change with the involvement of a silent partner who, as a good friend and prolific businessman saw Jason’s vision of Hull as an opportunity to expand into larger projects.
Jason said: “All of my properties have value added, not just a home but a lifestyle and now Iguana Developments is taking city living to the next level.
“In the past, many developers have seen Hull as deserving just cheap and cheerful, but we offer a 21st century London experience by including luxury facilities within each building, for people who appreciate quality and demand amenities that reflect their aspirational lifestyles.
“We have been quiet until now about these developments, whilst works were completed, our vision has paid off as thirty-five out of forty-five apartments have been let within eight weeks, at the quietest time of the year with minimal marketing.”
“We are creating one hundred and seventy apartments in Hull. This influx of people use local amenities, bars, shops and restaurants and along with the other private developments such as the Fruit Market, we’re bringing Hull’s Old Town back to life.”
“As a business, we employ anywhere between forty and sixty local people at any one time along with my own team of five. We also use local contractors for the steel, cladding and windows, a contract worth in excess of £3m on its own at Queen’s Gardens.”
