Link 45 Thornes Farm Way Leeds
Gregory Property Group has secured full planning consent to develop a 2.1-acre Enterprise Zone Scheme for manufacturing/distribution use.
Located on the East Leeds Link Road, within the Leeds City Region Enterprise Zone, Link 45 proposes a high quality 39,375 sq ft warehouse/factory with offices, yard and parking provision within a self-contained site on Thornes Farm Way.
Barry Gregory at Gregory Property Group said, “We are delighted to obtain consent for new accommodation in a location which has become a hot spot for manufacturing and distribution occupiers, not least because of the enterprise zone incentives.”
The Leeds City Region Enterprise Zone covers 142 hectares of prime development land with four sites strategically located along the route of the £32 million East Leeds Link Road.
All four sites – Thornes Farm, Newmarket Lane, Logic Leeds and Gateway 45 – are already under development for employment uses including large-scale manufacturing, distribution and high-quality offices.
Companies locating within the enterprise zone can benefit from a range of incentives including reduced business rates, worth up to £275,000 over a five-year period, grant support through the Leeds City Region Business Growth Programme, simplified planning, plus a bespoke package of recruitment and business support.
Link 45 is located next to Scottish Motor Auctions, north of the A63 running from Leeds city centre to the M1 and has direct access to the city centre approximately 1 mile (1.6 km) to the west.
